Real Estate Agent Training and Coaching in Ontario: What Separates a Licence From a Career

Your licence took a few months. Your first deal will take longer — unless someone shows you the work the course never covered.

Registration education teaches you the rules. It does not teach you to win a listing, paper a bully offer at 9 p.m., or survive month four when the pipeline is empty. That gap is where most new agents quietly exit the business. It is also where a brokerage earns its split.

What real training looks like

Ask any brokerage "do you have training?" and the answer is yes. Ask these instead:

  • Is it live, recorded, and searchable — or a binder from 2019?

  • Who teaches it: a producing broker, or whoever was free on Tuesday?

  • Does it cover the hard parts — power of sale, commercial, leases, multiple offers — or just "build your sphere"?

  • Can you get an answer at 8 p.m. on offer night, when it actually matters?

  • Can you show me the last 20 training sessions? We bet they can't and if they can't it's on how to make an offer every 6 weeks - repetition doesn't help you get where you need to go - new training does.

  • We also can't discount or minimize day 1 problems - if you don't know how to make an offer, you need to learn this - we cover these items in our bi-weekly workshops which are different from our training that is designed for everyone vs workshops that are intimate groups of agents who all need the same training on specific day-1 problems.

Coaching is not a pep talk

A coach who has never out-earned you is a cheerleader. Look for coaching that gives you scripts you will actually say, drills them weekly, and reviews your real deals — not your vision board. Then measure it the only way that counts: did your production move?

Quick answers

Do Ontario brokerages provide training after licensing?

Some do. Ask whether it is live and recorded, who teaches it, and whether it covers complex transactions — "we have training" and "training that builds producers" are different answers. Do they keep doing the same thing over and over again? Or are you constantly learning new things?

What should new agents look for in a coaching program?

A named coach with a track record, a structured program measured in weeks, weekly script and objection practice, and access to a broker who answers when a deal is live.

How long does it take a new agent to close a first deal?

With no support, often six months or more — which is why many exit in year one. Structured training, coaching, and hands-on deal support exist to collapse that timeline.
