The Best Brokerage for New Agents in Ontario Isn't the One With the Highest Split

Your first brokerage decides whether you survive year one. Most new agents pick on split percentage. That's how you end up with 95% of nothing.
The split math nobody shows you
A 95/5 split with no leads, no training and no answers is a desk fee with extra steps. A lower split with real support pays for itself on your first saved deal. Run the numbers on what you keep after two closed deals - not the percentage on a deal you haven't closed.
Five questions that expose any brokerage
Ask these before you sign. Watch how fast the answers come.
Who picks up when you're mid-offer at 9pm - a broker, or voicemail?
Who reviews your paperwork, and how fast does it come back?
What does the training calendar look like this month - live sessions, or a video library from 2019?
What happens when you land your first listing - who builds the marketing?
Can you talk to the Broker of Record before you join? If the answer is no, that's your answer.
What year one should actually look like
Supervision on your first deals from someone who has closed hundreds. Files reviewed same-day, deficiencies flagged to the exact page - here, that review sits under a Broker of Record who is also a practising lawyer. Compliance answers at 9pm, not next Tuesday. A first listing marketed by an in-house team, not a Canva template you fight with at midnight.
That's not a perk list. That's the minimum infrastructure for surviving the hardest year in this business.
Quick answers
What commission split should a new agent expect in Ontario?
Splits vary widely, and the number is meaningless on its own. Price the support behind it - a high split with zero support costs more than it pays.
Do new agents need mentorship?
Yes. Your licensing course taught you the rules, not the business. Your first three deals need eyes from someone who has done this hundreds of times.
How do I compare brokerages as a new agent?
Interview at least three. Ask the five questions above, and talk to agents who joined in the last two years - not the ones on the recruiting posters.
